Dear Owners and Residents: In the last 6 years we have made great strides at Laurelwood. We have completely addressed all of the infrastructure issues that existed under the old management. These includeed structural and foundation issues, mold remediation, water leaks and drainage issues. We've addressed the plumbing and electrical issues, iron works and aggregate problems. We have reinforced decks, renovated the clubhouse and pool, installed security cameras, added lighting, dealt with trees and landscaping, and obtained new contracts for termite and pest control. These were all problems that have been done as part of the total renovation of Laurelwood. Even with all that has been done, there is still more to do. But today marks the beginning of a new phase.... The Maintenance Phase. Having addressed the Safety, Infrastructure and Cosmetic issues, we are now looking at how to best maintain the property over the long run. This refers to all the systems mentioned above, but with the emphasis on stretching the cost of maintenance and replacement over the life of the system. An example would be the roof system. We have stopped the leaks, but roofs wear out and must be replaced. We are working on the best way to do this over the life of our roof systems. Our goal is to replace the roofs when the maintenance cost of the roof system is greater than the amortized cost of replacement. This is true for every system here at Laurelwood. As time goes on you will hear more about the "Maintenance Phase" and the things we plan to do to meet these challenges Please remember that all our efforts have the same goal; that is to maximize property values and make Laurelwood the best place to live in Franklin.
